There are no two opinions about the fact that today, in this tech-savvy world, that a cell phone is not only ubiquitous but also an indispensable part of our life that most of us can hardly imagine living without. There are all kinds of cell phones available which seem to virtually bring everything into our reach. You can watch movies on your cellphone, create videos, check email, listen to your favorite songs, capture moments of your life, ...the list goes on.

So today I decided to focus on this small but extremely useful device and list out certain ways which help you to use it productively and get the most out of it. I won't talk about the entertainment quotient of a cell phone but instead some basic and useful stuff which would help you manage your life better, through your cell phone.

Talking and messaging: I could not avoid it, this had to be the first one; this is the reason why mobile phones came into existence. It makes us productive by helping us to communicate in the quickest way possible. Today, a cell phone is definitely much more than talking and messaging, but still, when it comes to productivity through a cell phone, this has to be the most useful function.

Store Ideas: I live in India, which is the world's fastest growing cell phone market. The caption of a famous telecom company here, says- "An idea can change your life." Thats very true and when you get an idea which charges you up, but you don't have a pen and paper to write, use your cell phone to store it before your brain gets rid of it. If that is too time consuming and if you are in the US or Canada, use Jott and have it emailed to you!

Track progress: Whether it is a diet, an exercise program, or saving cash, many of us have goals that we're actively working towards. Why not use our phone to track these things instead of relying on your inefficient memory. Check out Fitday to start tracking your diet and workouts or Buxfer for tracking your spending.

Pay bills: Almost all the companies which provide cell phone service allow us to pay our credit card and other bills through our cell phone. It's a nice feature and if it is available to you, you should use it.

Set Reminders: You just remembered that you have to drop that letter at the post-office tomorrow. Will you remember? Don't take a chance, use your cell phone to set up a reminder. It's a busy life and there is every chance you may forget the task tomorrow in the hustle and bustle of your life.

Use Google Mobile: Google Mobile is an excellent set of products by Google for your cell phone and you should definitely try it out. It helps you to get the maximum out of your cellphone and further enhances your productive usage of the cell phone.

One last check: Before making an in-store purchase, do a quick price check on your cell phone. Using Frucall, you can get a quick glance at what the item would cost at Amazon, Yahoo Shopping, etc.

Wake Up Alarm: Simple but useful. Imagine waking up 2 hours late and missing that important event. So use the cell phone alarm either alone or to supplement your normal alarm clock. Almost all the cell phones have it and it will never ditch you ( provided you set the alarm correctly :)

Back up your contacts: Always have a back up of your contacts and other important stuff stored in your cell phone. Remember, using a device productively also means that you are not completely dependent on it. Most of us, when lose our cell phones, cry over the lost information in it then the device itself. Hence you can avoid such situations by backing up the information before hand.

You'll Definitely Fail Your Business, Not Until You Read This

I am an engineer turned entrepreneur. With that said, I've had my share of stumbles along the way but I've learned a lot. One of these lessons is that business means risk. While it is true that there are varying degrees of risk, you must also agree that there are varying degrees of rewards.

For those that argue it's insane to trade our time for the money, how about the notion of being your own boss? Is that an insane thought? With a plethora of research suggesting such a high failure rate among the small businesses, maybe it is.

Before you get swept in the euphoria of starting a business, it's prudent to prepare for a successful launch so that your dream won't come crashing on the ground to shatter your plans. While these tips cannot and will not guarantee success, they will certainly provide some food for thought as you make your way forward.

Win the battle in your own mind first: Launching a business is akin to shedding the life of comfort that we are accustomed to and starting afresh with a mindset filled with clear and visual goals. Surround yourself with family and friends who share similar vision and to avoid those who have negative attitude. Before you win the fierce battle with your competitors, make sure you've won battle with your own mind to persist no matter what it takes.

Risk is rewarding: Business involves extensive risk including preparedness to risk all you have to survive in the beginning. Be prepared to pay your employees by taking cash advances on your credit card when time gets tough. Challenges will shape your will and power to stay on the course and to sacrifice all you have to succeed. Success comes to those in business who possess intrepid minds to face the unknown along the way.

Have a plan, a solid plan: It's mind boggling that many businesses are being launched on a whim. While dreaming to achieve financial freedom is laudable, diving into an ocean without knowing how to swim equally abhors. Find what inspires you most without obsessing on the profit potential of the idea. Studying the competition and preparing detailed pro-forma cash flow analysis are key steps to understanding the risks involved.

Identify your Niche: If competition is fierce, you have to stand out with a unique service/product to gain a competitive advantage. A unique service becomes your trademark in the niche you serve. For example, in the hotels I own, I serve free breakfast that overwhelms the wildest expectations of the guest. Best breakfast guaranteed is our motto. We strive to outlive our motto.

Invest in the success of your customers: Success in business requires capital investment, but it also requires investing in the success of your customers. Try to give customers superior service to exceed their needs. It comes a full circle with a superior return on your investment (ROI) as a repetitive sell requires lot less effort than earning a new sell.

Be decisive, go with your gut: Embarking on a business preludes the burden of being responsible to take decisions and be confident to face the outcomes later on. You have no boss to ask for a second opinion. You have to call the shots and feel comfortable with making split-second decisions sometimes on the facts available and sometimes solely on your gut feeling.

Possess the will of an iron: As an old saying goes, "When the going gets tough, the tough gets going." This mantra conveys a powerful message. Despite all of your plans to avoid challenges, you'll be thrown into the tug-of-war between your will power and intense difficulties at some point in your business. Try to remember what inspired you to embark on this journey to begin with. If going back to trade your time for money is not an option, remind yourself that the only option left is to succeed. Visualize the benefits that you'll receive at the onset of success rather than to dwell of the fear of failure by feeling confident that success is soon to arrive. Look at the half-full side of the glass by identifying opportunities that lie amid all of the challenges that you face.

Hire the best talent: Hire employees who embrace your vision for your business. Motivated employees can always go for an extra mile with their burning desire to succeed in their own career. Collectively, a mass of motivated and bright employees can create an accentuating force to take off your business success.

Be smart with your money: When it comes to money management, never leave it to others. You'll be a schmuck if you get so busy that you do not have time to look at the ways to increase your top line or sales and to decrease your bottom line or the expenses. Make a constant, conscious effort to focus on increasing sales and decreasing expenses with frugal mind.

Be transparent: Honesty and integrity are two wheels of the virtues of success. Always be candid with your customers as well as your employees. Have an honest and accountable conversation with your employees and customers alike so that they understand your goals and efforts needed to achieve those goals. By openness, you'll find incredible force of loyalty to work against all the odds to take your business to the peaks of success.

How To Be Richer In Life In Just 24 Hours!

23 May 2008

ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b

The overwhelming majority of people wish for more money. Unfortunately, it seems that the more money we accumulate, the richer we want to become. The way I see it, a wish for material wealth is one that is never really fulfilled.

Thank goodness there are two types of riches or wealth that define our lives: there's being financially rich and there's being life rich -- one doesn't necessarily exclude the other. You can be both at the same time, at different times, or at no time.

While there's nothing wrong with striving to have a larger bank account, it's important to remember that money really can't buy happiness. Just ask Chris Farley or Kurt Cobain about that.

That's why it's so important to strive for having a rich life as opposed to material wealth.

Here's how to make yourself richer in 24 hours or less:

Be thankful for life. Every single one of us takes for granted that when we go to sleep at night, we're going to wake up the next morning. I'm not trying to frighten you, but to make you understand how thankful you should be for every single morning you open your eyes because it's not a guarantee that it'll happen. I know you don't think about it because when you wake up, you've already got a ton of things on your mind.

Well, stop. Lay in bed for a few seconds and just be thankful that you've got another day because they're so few in number.

Make a new friend. True, it's tougher for adults to make friends than it is for kids. When you were a kid you could easily walk up to whomever had a new toy at the playground and he was instantly your new best friend. However, for adults, friendship too often comes with more strings attached than a marionette show. We tend to see friends as people who can help us achieve something rather than another soul to be enjoyed.

Well, life is nothing if it isn't about relationships, and friendships are the easiest to come by if you're willing to put forth the effort.

Count your blessings. Okay, I know it's a cliché, but if you truly want a richer life, then you have to be thankful for what you already have. And don't tell me that you have nothing because no one truly has nothing. You can be living on the street with only a garbage bag full of possessions, but as long as you still have breath in your lungs, you have opportunity. The world is filled with examples of people who appeared to have nothing left to live for only to rise up and show everyone what life is all about. Stephen Hawking, anyone?

Try living life instead of surviving it. How many of you feel like you just went 12 rounds with the champ at the end of each week? How many of you really need a weekend on the couch just to store up enough energy for Monday? If this sounds familiar then you're not living life, you're surviving it - and that's no way to live.

You don't have to fill up your entire day with work to be worth something. I'll tell you right now, for nothing, that you could spend a week earning ten thousand dollars and it wouldn't be worth as much as spending an hour with your kid, your wife, as a Big Brother or Big Sister, or as a volunteer to a family in distress.

Leading a rich life has absolutely nothing to do with the amount of money and stuff you leave behind when you're gone - the universe really doesn't care about that. Rather, it's about the effect you had on those around you. That's what lasts and gets passed on forever.

What little things do you routinely do to make you feel great inside?

Daniel just quit his job lately. I came across this only yesterday from Wesley. The main reason on Daniel's resignation is that he would like to set up his own electrical appliances business, such as selling home theatre system. I know that he has been really busy setting up his shop but thankfully Wesley is there to assist him. One of the challenge that Daniel face is getting good and reliable TV Stands. I remember I came across a sample TV Stand in Aaron's place. Without any hesitation immediately I call up Aaron for the contact. The company is known as Stand Online. They provide not only TV stand but also Audio Video Towers. It's definitely a one stop centre for whoever looking for stands with awesome design. Prices are also affordable.

After a month, I visited Daniel's retail shop. My first impression was WOW!!! It give every of their customers a high end feeling. The display is so classy and of course it all thanks to Stand Online for providing those wonderful stands. Business is better than expectation. In less than a week, his business already generating sales more than $80K. Not bad for a business amateur like Daniel.

How To Pick Up Yourself From Low Confidence In Decision Making

19 May 2008

ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b

If you suffer from low confidence and feel insecure about your own abilities, you may find it difficult to make even the simplest of decisions. Even the horrid choice of choosing where to go for dinner sends you into a frenzy. Insecurity occurs for several reasons. Perhaps at a young age your parents striped your ability to make any choices by choosing everything you ate, everything you wore, etc.

Now that you are grown and in the workforce, you find yourself suddenly having to make a lot more decisions. With little or no previous experience, it is no wonder that you start to fumble. Anxiety and worry are your constant companions during the decision making process. While trying to decide on your options, you spend hours playing out the possible scenarios of failure. You are nervous about what others may say and think, swearing that you can already hear the sounds of snickering in your head.

Needless to say, the feeling of not being able to make a decision sucks! And it all stems from not having enough self confidence. Here are some consequences of having low self confidence in decision making:

Paralysis In Taking Needed Actions: In some cases, fear can overwhelm and even paralyze you to inaction. Hence, you prefer to remain as you are to avoid making the wrong decisions. Yet in so doing, you feel lousy. Stuck and defeated you are trapped in no-decision land!

No Trust In Decisions Made: Even if you finally do make a choice, it is very possible that because of your low self-confidence, you have no trust that your decision was the best for the circumstance. Once again, you break out in sweat, worrying excessively.

Refusal to Take Charge: When it comes to the bigger decisions that you need to make, you may well prefer to abdicate the responsibility to someone else. You feel more assured because in your opinion, someone else can make a better assessment of the situation. Your reasoning: if you are less intelligent, less outgoing and less capable, shouldn't you let the better man decide for you? Better yet, let your parents continue to decide for you even if it comes to making a choice in your career path!?! When things do not then proceed well, or you are not loving the life that has been planned and decided for you, it would be all too easy to put the blame on them and others.

Shrinking Life Options: With low confidence in your abilities, it is inevitable that you find your options in life shrinking dramatically. You not only create limitations in what you can currently do, but are also more liable to miss out on numerous opportunities that may otherwise have been available to you.

In your current job, you think that this is as far as you can go. Others may find you capable but you choose to impose limits to your own growth and potential. Additionally, with no belief in your capabilities and resourcefulness, you find it hard to take up new challenges or to explore new frontiers.

So let's discuss how you can begin to overcome your inadequacies. Changing your attitude from a negative to a positive one will be most helpful. Only when you can break free, can a whole new world open up to you. You fall in love with life because you are no longer tied down by your insecurities, fears and negative beliefs.

Here are 6 ways to help you overcome your low self confidence in decision making:

Affirm Your Abilities Frequently: Try to recall instances that you have done well. The fact that you have ever done well is proof that you are capable of producing the same in the future.

Also determine what you are good at, and do more of these activities. It is important that you spend time nurturing and encouraging yourself. Give yourself a pat in the back, for even the littlest decisions that you make. When you do this frequently enough, you can gear yourself up to making bigger decisions in time.

Remove Limiting Beliefs and Fears: Ask yourself if it is really true that you are no good or have little abilities? If you do have limiting thoughts, recognize that you do have a choice in your thoughts and thoughts can be changed.

If your limiting beliefs came about because you have never been allowed to make decisions as a child, then it is time to take charge. Your parents may have wanted to shelter you from making the wrong choices when you were young but you need to learn to be responsible for your own life from now!

Take Action. Your very first instincts may have been to hold back or to procrastinate over making a decision. Your mind becomes frozen, as it gets caught up in a web of convoluted negative thoughts. In some situations, putting things in motion can get you started on the path towards making the right decisions. You can take action by finding out what it is you need to know, to make a better decision. When you take action, choices, that once look cloudy, can become clearer in what is involved!

Upgrade Yourself: Without a doubt, if you find yourself lacking in knowledge and skills to make the right decisions, consider upgrading yourself. Education does not end when formal school ends; it is a lifelong process. So pick up what you need to learn in order to make better decisions in your field.

Support Your Decisions With Values and Visions: Depending on what it is you need to decide on, fall back on your values, desires and any supporting reasons. Hence it is important that you clarify what these important aspects about your life are first. They help to provide the much needed guidance needed to steer through the many life decisions thrown onto your path. If you have not sorted them out yet this far, it is no wonder you have been experiencing difficulties in making decisions.

Don't Take Yourself Too Seriously: So what if you make a mistake? Ask yourself: What is the worst that can happen even if I fail? If the consequence appears trivial, then why not just take up the challenge of making the decision?

Making mistakes is really part of learning. You cannot truly learn and grow without having gone through failures and mistakes. What is important is that you pick yourself up after that and ask yourself what you have learned in the process. Instead of blaming or berating yourself, choose to learn from these situations, so that you can make better decisions next time.

Practice Makes Perfect. Start small if you have to. Building self confidence is not an overnight thing especially if you have been having age old habits of disbeliefs in your own capabilities. Decide what it is that you want and the values that you hold dear. Be guided by them.

Work on removing your fears. As you keep at building your self confidence, you will begin to build more and more trust in yourself. From negativity and doubt, you will begin to experience a new sense of empowerment. You are now building a life that you can lay claim to. Making bigger and bigger decisions for yourself just becomes easier!

8 College Courses That Will DEFINITELY Make You RICH

Is it common knowledge that school doesn't prepare you well for the real world?

Sure, you can get a good degree, find a well-paying job, work until you're in your 60s, and then retire to enjoy the life you've deferred for 40+ years. However, that may not prove to be a successful life, a secure life, a financially sound life. A lot will depend on your outlook and your goals but know this: School doesn't prepare you well for achieving wealth or becoming an entrepreneur and it downright fails at teaching you how to be rich.

Nevertheless, school is here to stay. For now. Thus, it helps to identify which classes are the most relevant and helpful for those of us looking to become rich entrepreneurs. There are, in fact, several courses that contain critical information and instruction that, if used correctly, will put you on your path to riches.

If you're in college, about to start college, or looking to take some classes, here is a list of college courses that could help make you rich. (I focused on college because (a) college provides the most variety in course selection, and (b) college is generally the time when individuals realize what they want to do with their lives.)

Accounting

Although this list is in no particular order, I think Accounting is, by far, the most important course to take if you want to succeed financially. Today's "credit crunch" illustrates that there are too many people who do not understand a balance sheet. Someone who walks into Best Buy and pays for a 47-inch plasma television with a credit card does not comprehend the difference between an asset and a liability.

Learning the difference between assets and liabilities, as well as concepts like inventory and cash flow, is essential if you intend on keeping your finances in order. Moreover, these concepts are crucial if you want to start your own business. The health of a business is reflected in its balance sheet and financial statement. As those numbers go, so does the business. Accounting will help you understand that cash flow is what helps a business succeed, and it is what helps you as an individual succeed.

Marketing

If you intend on making money from selling something (which, incidentally, is how any business makes money), then you need to learn how to find the right product. Marketing, in and of itself, is not selling. However, it helps you learn how to promote certain products and services. By taking Marketing, you can understand the process involved in figuring out what consumers want, focusing on a product that satisfies those desires, and the attempt at moving consumers toward that product.

Too often, products fail because their creators didn't bother to learn whether a market existed for that product. This process involves research and time, but, in the end, it can save a business thousands, if not millions, of dollars. As an entrepreneur, it can also save you valuable time and money. Find the market first, and then develop the product.

Economics

I regret never taking Economics in college. Understanding the production, distribution, and consumption of goods and services is essential if you want to take a big picture approach to business and investing. The current state of the U.S. economy is a combination of various factors (i.e., consumer over-spending, speculative real estate investing, fragile lending practices, a weakening dollar, low supply of oil, etc.).

If you understand how the economy got to the point where it is today, it helps you identify where your money should be. You can pick out the right investments and turn away from the bad ones. You can identify which direction your business should go in, including whether to take advantage of certain trends or cut out excess inventory.

Economics is a vital ingredient in a person's financial education. The world is now a global marketplace, and the supply and demand of goods and services operate at that level.

Finance

It's tax season, and several people you know are probably receiving refund checks in the mail from the Internal Revenue Service. If you're excited about receiving a refund check, you probably never took a finance course. Receiving a refund is a way for you to lose money. The government withheld money from your paychecks and held that money for a year without paying you any interest. It's like giving someone an interest-free loan. Thus, your money sat in the government's hand and lost value during that time.

Finance helps you understand how the time value of money works and how various investment vehicles operate. One of the keys to becoming rich is comprehending how money works when it's not in your hands. A finance course (preferably one geared towards entrepreneurship) will teach you what you need to know to reach this level of understanding. There might be some math involved, but it won't kill you. It'll just make you a stronger and more savvy investor.

Any American History Course

History can be boring. But if you look at history from a different viewpoint, it can open doors for you. The most valuable aspect of history is its ability to convey to us the mistakes of others. Studying history helps you learn from others mistakes so that, hopefully, you won't commit the same mistakes.

American history is filled with mishaps, wrong turns, and terrible decision-making, both at the national political level and at the business level. Look at these errors, and figure out how a better decision could have been made. Then, apply that realization to today's world and to your own trajectory. How can you apply what you learned from these mistakes to your own entrepreneurial experiences?

Writing and Composition

Succeeding as an entrepreneur requires that you be able to express yourself and your ideas. Whether it involves pitching an idea to an investor, writing a press release, or composing a business plan, entrepreneurs need to communicate. More often than not, this communication is done in writing. Basic composition and grammar skills can do wonders for your ability to convey your ideas and your mindset.

Just glance around at the number of blogs across the Internet and you will see a lot of bad writing. It's an instant turnoff and preempts any evaluation of the content of your writing. Good writing, on the other hand, draws in a reader, and it gives you a shot at selling someone on your content. In other words, it helps you get in the door.

Any Literature Course

Literature, like history, contains valuable lessons that emanate from years of experience and wisdom. Why not draw on these sources of information? There is no limit to the topics covered by novels. Ernest Hemingway's books are full of inspirational messages. Oscar Wilde provides brilliant business advice. Henry David Thoreau is the master of teaching self-reliance. These books and others provide timeless principles of personal development and, just as important, wealth creation.

Management

One of the problems with "bosses" is that they don't know how to manage people. If you want to own and run a business, you need to manage that business effectively and efficiently. This process requires dealing and communicating with people and delegating tasks and decisions to employees. An understanding of management concepts and learning different techniques and skills will not only make you likable, but they will also help you make more money.

The Top 10 Most Popular Baby Name In 2007

11 May 2008

Emily again topped the list of most popular baby girl names last year, registering as No. 1 for the 12th straight time. Jacob led among names for boys for the ninth year in a row.

New parents didn't stray far from past habits in 2007 when naming their babies. Only one name — Elizabeth — is new to the top-10 list, returning after a two-year absence. Samantha, which previously ranked 10th, dropped to No. 12, according to the latest list released Saturday by the Social Security Administration.

Biblical names continued to dominate the boys' list. Besides Jacob, other top picks for boys were Michael, Joshua and Matthew.

For girls, Isabella, Emma and Ava came after Emily, which has been the most popular female name since 1996.

Rounding out the top 10 for girls, in order, were Madison, Sophia, Olivia, Abigail, Hannah and Elizabeth.

The list for boys also includes Ethan, Daniel, Christopher, Anthony, William and Andrew.

Name experts have said the staying power of the top names may have something to do with appealing to multiple ethnic or religious groups and having no widespread negative connotations. Emily also has literary associations, including Emily Dickinson, evoking images of a woman who is both beautiful and smart, professors say.

Twin picks

For male twins, parents were most likely to combine Jacob with Joshua, Matthew with Michael and Daniel with David. The most popular combination for female twins was Ella and Emma.

Also popular in 2007 were names for girls that were based on spiritual and philosophical concepts. Rising to No. 31 was Nevaeh, or "heaven" spelled backwards; it previously ranked 43rd. Also represented in 2007 were Destiny at 41; Trinity at 72; Serenity at 126; Harmony at 315 and Miracle at 461. Cutting against the trend was Armani at 971.

Parents were less likely to name their sons based on spiritual concepts, although the 2007 list includes Sincere at 622 and Messiah at 723.

I'm Going To Teach You How To Save Thousand Of Dollars Before Buying New Car

06 May 2008

ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b

We wouldn't be doing our jobs unless we told you that buying a new car, especially when you're newly arrived in the work force, is a very bad idea.

You're considered a bad credit risk and an even worse insurance risk. Payments, insurance, registration, maintenance and gas will consume a disproportionately large amount of your paycheck. You'll be car-poor, condemned to Friday-night cruising because you haven't got the cash for a date. You'll be eating cat food when you're 70 because you skipped the 401(k) to pay for new rims.

So please, ride the bus. Keep your old car. Buy a better used car. Flush dollar bills down the toilet until the urge passes. Just don't buy a brand-new car.

But you're 22, and what do we know?

Turns out, we know enough to help you buy a brand-new car so that you don't come to regret it . . . much. We'll keep things simple, recognizing that you might not do your clearest thinking on the showroom floor. You'll find lots more specific advice in the links below, but these are the basics. If you forget all else, remember these five rules:

Don't trade your old car -- sell it

Chances are you're still behind the wheel of whatever the 'rents packed you off to college in, one you kept running by working counter shifts at the coffeehouse. Chances are it's had indifferent maintenance and more than a few scrapes with curbs, posts and other beaters.

To a dealer, it's next to worthless, though he may tell you otherwise. Any car not good enough for a new-car dealer's used-car lot goes straight to auction, where it will sell for a figure so low it would shock you. But another dealer, lower in the pecking order, will snap it up, mark the price up a thousand or two and make a nice profit that could have been part of your down payment.

Even with nicer cars, you're leaving money on the table by letting the dealer have your car to sell. And without a trade, buying a new car is a simple, how-much-here's-a-check transaction, rather than financial three-card monte with you as the patsy.

Arrange financing before you go to a dealer

This is more about protecting your choices than anything else. Check your credit score and get approved for a bank or credit union loan first; that way, when the red mist descends at the dealership, you won't feel compelled to take what the dealer offers. You can negotiate harder if you know your credit passes muster. If the dealer can do better than your bank, fine. But typically those 0% deals go to buyers with long, stellar credit histories and a home of their own, not to people like you with short credit histories.

If your credit is marginal (a credit score below 620 or so), stick with a bank. Auto dealers can work any number of tricks with financing -- seen the signs that read "We Finance Anybody"? -- but most of them are hard to understand and all of them are expensive. If a bank won't make you a car loan, you really, really should not be buying a car. If your credit requires a co-signer, fix your credit before you try to buy a car. Please.

Unless you enter a dealership intending to lease rather than buy, don't switch horses midstream. Leasing requires its own homework, and it's rarely a good deal for first-time buyers.

Talk to your insurance agent

Finding out that your insurance payment can be larger than your car payment is quite a shock -- and it happens. Generally, the kinds of cars young people like are the ones insurers don't. Think four doors and no turbocharger. And even if the rates aren't outrageous, consider how expensive a car might be to fix. Those rear-mounted spare tires on sport-utility vehicles look butch, but they tend to take the brunt of parking-lot impacts rather than the bumper, crushing into the rear hatch and turning a scrape into a major repair.

If you're financing, you won't leave the dealership without insurance coverage. Better to arrange it first, with no surprises, than to be forced to take what's available at 5:00 on a Saturday afternoon.

Have a real down payment

You need a cash down payment of least 20%, excluding any rebates, or otherwise you're "upside down" from Day One. Here's why:

Rebates are manufacturers' way of cutting the price without cutting the sticker. A new car with an MSRP of $17,000 and a rebate of $2,000 is in fact worth $15,000 on the pitiless open market. Using only your rebate effectively means you have no equity in the car -- and once the key is turned and the depreciation clock starts ticking, you're in over your head.

Many manufacturers offer additional small rebates for first-time buyers and recent college graduates. Those count, because everybody doesn't get them.

Say no to the finance guy

You'll have to visit, just to sign the paperwork. It's his job to sell you a few extras along the way. Say, "Just the car, please." No Scotchgard (you can buy a can for five bucks at Wal-Mart), no undercoating (you won't keep this baby long enough for it to rust), no credit life insurance (you have no spouse and kids to protect). Say no to an extended warranty. Standard warranties typically run three years -- and lucky you, warranties on cheaper cars are getting longer. You have until the standard warranty expires to opt for the pricey extended warranties. You should know by then whether or not you'll need one.

Don't pay for window etching (an anti-theft measure you can have done far more cheaply elsewhere) or a dealer-added alarm (ditto). Don't pay a separate charge for dealer prep.

The finance officer will also explain the fees tacked onto the price of the car. Expect to pay sales tax, registration and licensing fees, a destination charge and a small documentation fee, for filing all the paperwork. Don't pay an additional dealer markup fee (the "second sticker" you sometimes see on the car's window). Don't pay administration, delivery and handling, flooring or promotions fees.

These wallet-gouging fees and extras may be printed on the buyer's order form, with the amounts handily filled in, but that doesn't make them mandatory.

You're probably itching by then to get behind the wheel, but make sure you carefully read what's in front of you. If you're financing through the dealer, check the interest rate and number of payments to make sure they match your expectations. Make sure your down payment is recorded and any rebates reflected.

World's First Billion Dollar Home

While visiting New York in 2005, Nita Ambani was in the spa at the Mandarin Oriental New York, overlooking Central Park. The contemporary Asian interiors struck her just so, and prompted her to inquire about the designer.

Nita Ambani was no ordinary tourist. She is married to Mukesh Ambani, head of Mumbai-based petrochemical giant Reliance Industries, and the fifth richest man in the world. (Lakshmi Mittal, ranked fourth, is an Indian citizen, but a resident of the U.K.)

Forbes estimated Ambani's net worth at $43 billion in March. Reliance Industries was founded by Mukesh's father, Dhirubhai Ambani, in 1966, and is India's most valuable firm by market capitalization. The couple, who have three children, currently live in a 22-story Mumbai tower that the family has spent years remodeling to meet its needs.

Like many families with the means to do so, the Ambanis wanted to build a custom home. They consulted with architecture firms Perkins + Will and Hirsch Bedner Associates, the designers behind the Mandarin Oriental, based in Dallas and Los Angeles, respectively. Plans were then drawn up for what will be the world's largest and most expensive home: a 27-story skyscraper in downtown Mumbai with a cost nearing $2 billion, says Thomas Johnson, director of marketing at Hirsch Bedner Associates. The architects and designers are creating as they go, altering floor plans, design elements and concepts as the building is constructed.

The only remotely comparable high-rise property currently on the market is the $70 million triplex penthouse at the Pierre Hotel in New York, designed to resemble a French chateau, and climbing 525 feet in the air. When the Ambani residence is finished in January, completing a four-year process, it will be 550 feet high with 400,000 square feet of interior space.

The home will cost more than a hotel or high-rise of similar size because of its custom measurements and fittings: A hotel or condominium has a common layout, replicated on every floor, and uses the same materials throughout the building (such as door handles, floors, lamps and window treatments).

The Ambani home, called Antilla, differs in that no two floors are alike in either plans or materials used. At the request of Nita Ambani, say the designers, if a metal, wood or crystal is part of the ninth-floor design, it shouldn't be used on the eleventh floor, for example. The idea is to blend styles and architectural elements so spaces give the feel of consistency, but without repetition.

Antilla's shape is based on Vaastu, an Indian tradition much like Feng Shui that is said to move energy beneficially through the building by strategically placing materials, rooms and objects.

Everyone Can Live Till 100 Years Old

Is it really possible for anyone to live happily to 100? The good news is that your body was designed to be 100 - you just have to get out of the way.

Getting out of the way means taking an honest look at the habits and lifestyle you are living with today. Most of us have developed habits that limit our true health potential.

But don't let these bad habits of the past discourage you - it is never too late to make new choices. What you did in the past can be changed, and your body will respond in kind. What matters is what you do from this moment forward.

Top 5 Daily Habits for Your Longevity

It takes 14 to 21 days of repetitive behavior to form a new pattern in your brain. Once the pattern is formed, it becomes an automatic behavioral response.

As you develop new healthy habits, they will begin to replace bad habits. These healthy lifelong habits are adapted straight from the time-tested traditions practiced by centenarians all around the world, and I can say with certainty that they will transform and rejuvenate you!

Eat five small meals a day.

In the Western culture, meals are taken three times a day, but it is much better to eat five smaller meals. When you eat smaller portions five times a day, you deliver a steady stream of nutrients, blood sugar, and energy to your body throughout the day.

Additionally, eating this way is less taxing on the digestive and metabolic systems and also reduces your risk of heart disease.

Climb the stairs instead of using elevators.

The health benefits of a daily exercise program cannot be stressed enough. Regular exercise can help promote physiological well-being, strengthen the immune system, maintain joint mobility, increase energy - and the list goes on.

Look for opportunities all through your day to work in physical activity. Power-walk, run, or ride your bike instead of driving. Begin a daily tai chi practice. Join a gym and actually go! Practice safely and watch your health results pile up.

Laugh it up!

We know from research that laughter and joy boost immune functions, especially the production of the natural killer cells that help protect the body from illness and cancer. Laughter also increases the release of endorphins, compounds that give you a sense of well-being, in your brain. Without a doubt, joyful people live longer and healthier lives.

Drink 8 glasses of water every day.

Water is essential for all healthy body functions. Centenarians from around the globe cite their native water as the source of their health and longevity - and the scientists agree with them. What they all have in common is pure water sources located far from any city, free from chemicals and toxins.

Choose filtered water; the best filtration processes are the ones that use activated charcoal, which removes the impurities but leaves the water-soluble minerals. Also, do not store water in plastic containers because the polychlorinated biphenyls (PCBs) can leach into the water.

Unwind with meditation.

Stress is the root cause of most of the diseases that shorten our life span. In our modern society stress will continue to increase - unless you find techniques to manage it. Meditation is the best way to release tension and revitalize your being. It teaches you to breath properly, which is critical for eliminating up to 70% of your body's toxins and wastes. It also quiets your mind, lowers your stress hormones, and teaches self-discipline, which is a necessary attribute to achieving your health and longevity goals.

Try this beginning meditation:

Sit comfortably on a chair or the floor. Breathe naturally and close your eyes. Each time a thought appears, put it inside a balloon and let it fly up into the sky and disappear. Do this until the thoughts are exhausted. After a bit, your body will feel very light, and your mind will become still. The first few times it may take a while, but it will get easier and faster with practice.

Microsoft Walk Out From Yahoo!

03 May 2008

Microsoft is walking away from an offer worth perhaps as much as $48 billion to acquire Internet-services company Yahoo.

A Microsoft statement said Saturday that the software giant was willing to pay $33 a share for the company, $2 a share more than originally offered. But Yahoo refused to budge from its demand for $37 a share or roughly $53 billion.

"After careful consideration, we believe the economics demanded by Yahoo do not make sense for us, and it is in the best interests of Microsoft stockholders, employees and other stakeholders to withdraw our proposal," Microsoft CEO Steve Ballmer said in a statement.

The decision came after a meeting in Seattle Saturday between Ballmer, Yahoo CEO and co-founder Jerry Yang and Yahoo co-founder David Filo, The New York Times said. Also attending was Kevin Johnson, who heads Microsoft's online business.

In a letter to Yang, Ballmer said, "By failing to reach an agreement with us, you and your stockholders have left significant value on the table. But clearly a deal is not to be."

Ballmer said Microsoft walked away in part because the price was too high. Plus, moves Yahoo made to outsource advertising to Internet search giant Google (GOOG, news, msgs) made a deal increasingly unattractive.

The moves would undermine Yahoo's own strategies, cede pricing power for Internet advertising to Google, cause a drain of engineering talent and create enormous regulatory and legal problems, he said.

Separately, Ballmer sent a letter to Microsoft employees saying, "Although the acquisition of Yahoo would have accelerated our ability to deliver on our strategy in advertising and online services, I remain confident that we can achieve our goals without Yahoo."

In a statement issued late Saturday, Yahoo said that its board and management "have been steadfast in our belief that Microsoft's offer undervalued the company, and we are pleased that so many of our shareholders joined us in expressing that view.

"Yahoo! is profitable, growing, and executing well on its strategic plan to capture the large opportunities in the relatively young online advertising market."

The decision caps a three-month effort by Microsoft to acquire Yahoo. Microsoft was hoping the acquisition would produce a stronger competitor to Google.

The two sides were reportedly holding intense talks on Friday, with Microsoft making its $33-a-share offer, and there were hopes that a deal would be cut this weekend.

My job can be extremely stressful. Imagine yourself need to face at least 2 customer complaint per day and you need to solve it within 24 hours duration. I'm very sure nobody else can handle this job like me. With a total of 35 days of annual leave in my hand, I need to start planning for a long holiday to remove all my stress.

Therefore for the past few days I have been spending sometime looking at a few vacation locations. There are a few places that caught my attention. However my preference will be in some cozy islands surrounded by white sandy beach. Hawaii definitely top my list. So far I have never heard a single negative remarks on this beautiful island. Without any further delay immediately I book a holiday package in Hawaii for the coming Jun.

Now, another concern from me is my sensitive skin. I expect there will be a lot of sun burn while hanging in Hawaii. In the past, I have tried out a few sun block brands. Sad to say none of it really meet my satisfaction level. Jenny recommend me this sun block from Screen, Inc.. Then I do a simple testing by applying it on my skin. To my surprise, it last longer than I expected! I'm very impressed! Whoever who's looking for a sun block, I'll definitely share my experience with them!

Mobile Phone Can Detect Your Illness

01 May 2008

Mobile phones could be used as medical scanners for detecting illnesses, researchers have said.

A team at the University of California, Berkeley, has developed a handheld scanner that can use mobile phone technology to create images that may reveal illnesses such as tumors.

The scanning device can be plugged into a mobile phone, which can pass raw data onto processors, for interpretation. Images are then transmitted back to the phone for viewing.

The invention could aid countries that lack the funds for medical imaging equipment such as ultrasounds and x-rays.

It substantially reduces costs because the software to process the data, which is the most expensive part of any machine, can be located at a central location and be fed data from multiple remote sites.

Professor Boris Rubinsky, who team conceived the idea, told Sky News Online: "Physicians in developing countries have the same quality of training and capabilities as anywhere else.

"The main difference in medical care is the advanced medical technology that is too expensive for rural areas and developing countries.

"Designing a medical imaging system in which the part at the remote clinic is robust and simple and is only one component of the entire medical imaging machine may make both the cost lower and the ability to maintain that part less demanding.

"The physician can than use their own cellular to plug into that device and send the raw data to the central facility."

Manchester United, The World Richest Club

Manchester United has been named as the world's richest football club for the fourth year running.

Its value of just over £900m tops that of Spain's Real Madrid, which has a price tag of £646m, according to Forbes magazine.

In comparison, the most valuable US professional sports team is the NFL's Dallas Cowboys soccer club, which Forbes recently said was worth some £754m.

The reigning Premier League Champion, United - who will play Chelsea in the Champions League Final on May 21 - has been owned by US tycoon Malcolm Glazer since 2005.

However, its newly-extended Old Trafford ground, capacity 76,000, is not the biggest earner in the Premier League.

It takes some £2.5m a match, compared to Arsenal's new Emirates Stadium, a 60,400-seater, which rakes in £3m a time.

Forbes values teams based on what they have sold for in the past relative to sales and profits, broadcasting agreements and debt from new and pending stadium deals.

Four of the clubs in the magazine's latest top 10 are from the Premier League, itself considered the richest and most high-profile in the world.

Third in the list is Arsenal (£600m), followed by Liverpool (£528m) and Germany's Bayern Munich (£461m).

Next come Italy's AC Milan (£401m), Barcelona of Spain (£394m), Chelsea (£384m), Italian club Juventus (£256m) and Germany's Schalke 04 (£236m).

David Beckham, ex of Manchester United and Real Madrid who now plays for LA Galaxy, is the world's highest-paid footballer, on what Forbes estimates as £24.6m a year.

Success Can Be Achieve Through Empowerment

ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b ss_blog_claim=a7fb887f051384cb66dc6c8ff60c753b

So many times when things go badly in our lives we find ourselves wondering how we ended up in such a bad situation, or who is to blame. These are self-defeating mindsets that limit our ability to recover, or to succeed.

Instead of developing a defeatist attitude when something goes awry, try to adjust to a mindset that allows you to empower yourself. Empowerment, in turn, leads to greater success. It allows you to learn from your mistakes, be thankful for your accomplishments, and move on.

The next time you find yourself in a mess and wondering how or why you got there, try looking at some of the more positive aspects of your particular situation.

Realize What You Have Learned: They say every dark cloud has a silver lining and part of becoming empowered means learning to find the good in every situation. Ask yourself what you have learned from your individual situation which in turn will prevent you from making the same mistakes in the future.

Ask yourself how you allowed the situation to unfold the way it did. Examine all angles to determine how you might have contributed to the outcome.

Also take a look at the positive aspects of what has happened. In some ways you may have benefited from what otherwise appears to be a bad situation. You may have gained invaluable knowledge or experience, found an inner strength you did not know you had, or forged new relationships in the process. Always take the time to look for the good in everything you do.

Determine Where You Want to Go: Ask yourself what your goals are. Where do you want to be? What do you want to achieve? Before you can take action, you must know where you want to go. Decide on both long and short term goals, and develop a plan for reaching them.

In your planning, decide which things are worthy of your attention, and which things are only detractors from you reaching your goals. This allows you to focus on those positive behaviors or actions that bring you closer to success, and allow you to filter out those things that slow you down or prevent you from achieving your goals.

Also determine what you need to change in order to succeed. You may need to develop new habits, form new relationships, or let go of destructive relationships. In addition to deciding upon the changes you need to make, you need to ask yourself if you are ready to change. You may have an overriding goal in mind, but you may not yet be mentally ready to achieve that goal. Examine your feelings to determine if you have any insecurities or fears relating to your success that may be hindering you.

Give Something Back: Take a moment to take stock of the successes you have had so far, then consciously be grateful for them. This will lighten your spirit and give you strength and motivation. By realizing we have things in our lives that are worthy of thanks, it helps keep us from becoming mired down in self pity. Be thankful and be happy for the gifts you have.

Next, ask what you can give to others. Even if it does not directly correlate to your goal, the act of giving is greatly empowering. Whether you offer a helping hand to someone in need, offer guidance to someone in the office, help an overburdened colleague with an assignment, donate to the needy, or befriend someone who is feeling lonely, the act of giving has its own rewards that will lift your spirits and renew your energy.

By taking definite actions that foster a positive mindset, you can overcome adversities that stand between you and your goals. It is far too easy to become discouraged by setbacks and become a victim of fate rather than an active participant in your life. When circumstances deal you a blow, do not sit back and ask, “Why me?” Instead, take a deep breath and ask yourself, “What next?” A slight shift in attitude can keep your motivation and spirits high, and lead you down that road to success.
